About Bluebird Canyon

Neighborhood Overview

Bluebird Canyon is the soul of Laguna Beach's canyon neighborhoods — a winding, layered community of approximately 400–500 homes developed over nearly a century, from the original 1920s beach cottages to sprawling contemporary estates exceeding 10,000 square feet. The canyon has long been home to Laguna Beach's artistic and creative community, and its distinctly independent, eclectic character is a direct reflection of the people who have chosen it over more conventional addresses. Homes date back to the early 1920s, when the first beach house was built here.

A significant 2005 landslide damaged 19 homes and reshaped part of the upper canyon; a comprehensive geological stabilization system has since been designed and installed. The widest price range of any Laguna Beach neighborhood — from $900,000 for a fixer-upper cottage to $6 million for a canyon view estate — makes Bluebird Canyon one of the most democratic communities in the city, mixing artists, longtime locals, and newer arrivals in a genuinely diverse residential fabric.

Bluebird Canyon Insider Facts

The 2005 Bluebird Canyon landslide — triggered by heavy winter rains — damaged 19 homes and prompted a multi-million dollar geological study and stabilization project. The project ultimately made the canyon's remaining properties more thoroughly documented and structurally secure than most hillside homes in California. The event also prompted the City of Laguna Beach to develop more rigorous landslide monitoring protocols for all canyon neighborhoods.
