Neighborhood Overview
Laguna Royal is a well-established South Laguna Beach community occupying hillside terrain between PCH and the upper ridge. South Laguna was originally a separate unincorporated community until it was annexed into the City of Laguna Beach in 1959 — many South Laguna residents still identify strongly with the 'South Laguna' identity, a community pride that gives neighborhoods like Laguna Royal a distinct local character rooted in history.
Prices range from $1.2 million for smaller or older properties to $5 million for larger, updated view homes. As North and central Laguna prices have risen sharply, South Laguna has delivered some of the strongest percentage appreciation in the city — buyers who discovered Laguna Royal early have been well-rewarded. The South Laguna beaches — consistently rated among the most beautiful in California — are within 10–20 min walk, with a quieter, less-touristed character than the central Laguna shores.
