Neighborhood Overview
Victoria Highlands occupies some of the highest ground in North Laguna Beach, where the ridgeline delivers 360-degree panoramas encompassing the Pacific to the west, Saddleback Mountain to the east, and Laguna's canyon landscape in between. The community developed largely in the mid-20th century and features a mix of well-maintained original homes and significantly updated contemporary residences on lots of 5,000–15,000 square feet.
Prices range from $2 million for older homes on flat lots to $7 million for dramatically updated view properties. The neighborhood's elevated position frequently puts it above the coastal marine layer — often sunny when the beach is fogged in. Consistent ocean breezes keep temperatures comfortable year-round, and the views at golden hour — Pacific sunsets framed by the ridgeline — are a defining feature of life here.
