Park Avenue Estates occupies a rolling hillside west of Laguna Canyon Road, where lots are substantially larger than most of Laguna Beach's hillside neighborhoods. The community developed primarily in the mid-20th century, and many homes sit on parcels of 10,000–20,000 square feet — a generous scale that creates a garden-like atmosphere of mature trees, hedged properties, and genuinely spacious yards. Several parcels exceed half an acre — an almost unheard-of scale in coastal Orange County.
Homes range from $2 million for original mid-century structures on standard lots to $8 million for significantly expanded or rebuilt view estates. The community's proximity to both the Top of the World trail system and central Laguna's beaches gives residents the full Laguna Beach lifestyle in a quieter, more residential setting. Lot size and lower density of development make Park Avenue Estates one of the most spacious non-gated communities in the city.
